Generally, Spring is the time of year we are busy scheduling our client’s properties for a photoshoot, giving staging advice, suggesting pricing strategies…better known as ‘listing season’! In the COVID-19 era, however, Sellers are more reticent, wondering if they should list their property for sale now, or wait and see what happens with travel bans and showing restrictions imposed by the Governor of Vermont.
Indeed, there are changes to how the real estate market is functioning in the wake of the pandemic, but properties are still selling, are still being shown, and some are going ‘under contract’ site unseen. At the onset of the stay-home-stay-safe era, our regional market was at the tail end of a busy winter season with more multiple-offer situations than is typical due to depleted inventory.
Buyers from urban markets continue to show interest in the ‘safe haven’ of Vermont and are waiting for the ‘Spring listings’ to join the market. Low inventory and travel restrictions are causing pent-up demand, and once these restrictions are lifted we can expect a very busy summer selling season. Continued low interest rates and the buoyant (although volatile) stock market are contributing factors that bode well for positive trends through the summer months.
All of this is to say, if you are thinking about listing your property for sale, it’s a great time to do so. You can rely on ‘safe conditions’ on the part of our Agency, our Associates, and buyers who will be required to wear appropriate PPE and maintain social distancing for the foreseeable future…
